As you explore the Web for real estate properties information, you are bound to discover many excellent sites beyond the suggestions listed here. You may also find that the more you learn, the more questions you have! But they will be better questions.

Canada is a conservative country. And while conservative moves aren’t always the source of strength – especially as information and the economy moves and changes so rapidly now – conservative banking has been the backbone of the economic health of Canada’s economy in 2009.

It’s not to say that we didn’t feel any economic pain in 2008 or 2009. We felt the ripple in Canada. But, we didn’t feel a crash of epic proportions like our neighbors to the south and many friends around the world did.

Yet, many Canadians are still sitting on the sidelines waiting for things to get better.

That’s where I think a lot of people in Canada, and around the world, are missing out on big opportunities.

There really isn’t a good time or a bad time to invest IF you focus on finding a good deal.

In fact, in 2001 when we began real estate investing, we bought two properties. In hindsight, 2001 actually was THE perfect time to buy. Of course, nobody actually knew it at the time. Many markets had been depressed for years and the dot com bomb had really smothered many real estate markets in North America.

One of those two properties doubled in value and put $300 – $500/month of positive cash flow in our pockets right up until we sold it a few months ago.

The other property barely changed in value, and in the end actually cost us more than we made from it.

So what went wrong? Both properties were really good quality properties. They were both relatively new and in areas that are desirable to live in. And, in theory we timed the market perfectly.

The issue is that you can’t focus on the timing of the investment. You have to focus on the deal. Really, there are no good or bad markets to buy in. You can always find a good deal in a bad market and a bad deal in a good market. We know that first hand.

What you have to focus on is finding a good deal.

So what is a good deal? Here are 5 things to look for:

1. You have to make enough monthly cash flow from the property so that you can service the debt, cover your expenses and put some money in your pocket. Any property that does not make enough money to pay the bills and give you some profit is not a good deal.
2. Your money is going to earn a return that makes this deal the most appealing use for your cash. In other words, if there is another investment opportunity that will make you more money for the same amount of risk then that is where your money should go, not in this deal.
3. You can buy the property for not a penny more than it’s worth and preferably you are buying it for under market value. Paying more than market value for a property is not a good deal. It also makes it more difficult to earn a good return from your investment.
4. Think about reselling the property before you buy it. If there are plenty of reasons why this property will be easy to resell then you likely have found a good deal. If the property is located in a town where more people are leaving than moving in, and you aren’t sure where people will be working in 5 years then you have to think about whether you will ever be able to sell it at a price that will allow you to recoup your costs. Likely you haven’t got a good deal if that is the case.
5. Does this property fit within your goals? Take a look at what you want to achieve. Then take a look at the resources you have to invest to get there. And when you think about resources think about the time, relationships, and knowledge you have to bring to the table as much as the cash you have. What you need to do is make a plan to get to where you want to go given the resources you have. Deals you can do that align with your resource strengths will be the best deals for you. Someone that has a full time job and a family might not be suited to buy a property for flipping but somebody who has worked in construction and has a few friends with some cash to invest in the deal might be perfectly suited.

The best thing you can do is stop waiting for the market to be good. Start looking for deals. As you start to look for deals ask yourself:

1. • What makes this a good deal? List all the reasons why you should buy the property.
   • What makes this a bad deal? List all the reasons why you should not buy the property.

After you do this for 20 or more potential deals you will quickly begin to see properties that have potential to be really good deals. And, as you find good and even great deals, you’ll stop wondering whether your timing is perfect.

Now, I am pleased to say,  no let me rephrase that…   Now, I am delighted to say,  after recent discussions with  a very a successful property investor called  Julie Broad,  I have managed to persuade her to write a post as a guest blogger.

Areas to Invest in for  Rental Property Purchase

(a) London and 6 other  parts of the UK  ..  update (b) International property rental hotspots  .. 6 areas in Morocco..   update In my first article about places which are worth considering for Real Estate Rental Opportunities  ”Where is a good place for real Estate Rental Opportunities”  I covered a number of reasons that can influence the housing market. The more knowledge you have about the local market you are interested in, the better. Many factors affect the price of rental property and their “rentability”. These factors do not apply to one country as they are relevant in any country where rental property is being bought. Now I am going to look at London plus 6 other “hotspots “ in the UK . All these areas  are at the first to be showing signs of “lifting their heads above the parapets” when it comes to increasing demand for rental property. I am also going to look at 6 areas in Morocco, and the rental opportunities that are found there.

(a)  London and 6 other parts of the UK  ( August 2009 )

Currently London is still very popular for property to rent. There are not many quality, furnished properties available, and the trend is for more people to be looking for unfurnished accommodation. The “hotspot” in London at present, for rental property is the East End of London. Recent Survey of England and Wales (August 2009) A recent survey has indicated that the following 6 areas are worth looking at for property purchase:

• Bagshot in Surrey,
• Liphook in Hampshire
• Salford in Greater Manchester
• Gateshead in Tyne and Wear
• Dronfield in Derbyshire
• Ebbw Vale in Gwent

5 Year Growth predictions: Houses : Ebbw Vale (Gwent) 50% Liphook (Hants): 48% Bagshot (Surrey): 44.5% Shefford (Beds) 44% Dronfield (Derbys): 36% York (Yorkshire) 35% Ellesmere Port (Ches): 33% Salford (Manchester): 32% flats & maisonettes: Bagshot (Surrey) 49% Liphook (Hants): 48% Abergele (N Wales): 45% Gateshead (Tyne & W) 33% Altrincham (Cheshire): 30% Why? “Why?” is the obvious question to ask here! In all the above areas, property prices are being predicted to rise quickest over the next 5 years. Each of these areas is showing the following trends

• Growth in local employment opportunities
• New infrastructure projects which will bring employment and better access to these areas
• Increased demand for housing in these areas
• Valuations are “at the bottom” and are starting to rise
• Cost of borrowing is now lower and more attractive
• It is anticipated that house prices will increase by up to 50% by 2014

Please bear in mind that the above price rises are less than the annual prices increases, of up to 30% that were experienced prior to the “credit crunch” and the collapse in housing values. The price increases quoted are realistic and reflect the current state of the property market, although certain properties normally are able to maintain value better than other property types. Most popular property types The most popular property types still are 2-bedroom terraced homes and 3-bedroom Victorian properties. The popularity of rental property like these is increased even further if they are close to good schools, with good amenities and access to train stations.

(b) International property rental hotspots  .. 6 areas in Morocco

This section is going to look in detail at an International country and the areas in that country which seem to be most likely to provide opportunities for rental property portfolios. Morocco : August 2009 Where is Morocco?   ..  It is located in Northwest Africa with both Mediterranean and Atlantic coastlines. It has become a major holiday destination with Tangier as the main passenger harbour in the country. Morocco has currently been attracting interest from property buyers all over the world. The country is fast becoming one of the major holiday destinations in the Mediterranean as it is an exotic location with extraordinary natural and cultural wealth. In this thriving country,  you have a definite choice of climate!

• For a warmer climate chose the Mediterranean coast
• For great wind sport conditions choose the Atlantic coast where you find the “Alizee” winds.

6 Rental property “hotspots” in Morocco (1) Essaouira   (2) Marrakech   (3) Rabat   (4) Tangier   (5) Fez   (6) Saida

1. Essaouira This city is the second most popular destination for homebuyers after Marrakech. Interestingly, property prices are said to have increased by over 200% in the past 4 years! It is extremely popular with film makers (Alexander by Oliver Stone and Kingdom of Heaven by Ridley Scott) It appears that guest house construction has been limited due to the increasing competition for the large hotel chains, but rentals are still a good alternative.

2. Marrakech Marrakech is known as the ‘entertainment capital’ of the country, and has long been the most popular tourist destination due to its year-round desert heat and huge range of tourist attractions. Rental property achieves occupancy levels of 85% or more, making it worth considering for a rental portfolio. Currently,  developers are buying up old houses in the commercial district of Gueliz.  They are knocking down these old houses and building modern apartment blocks  which are in great demand from people from Europe wanting a long week-end break holiday destination. Due to being such a popular destination, Marrakech has very high prices… Best option for value might be to travel into the surrounding countryside, find land and build on it. If you can build near the American school, new supermarkets and  the new 18 hole golf course, you will have a property in demand all year round for rental purposes.

3. Rabat Rabat is the capital of Morocco and has a varied population structure… It also has some brilliant golf courses which you don’t expect!

4. Tangier This a busy seaport on the northern tip of Morocco, with lots of activity in the local markets, a wonderful bay and superb beaches. The city is being transformed at present from an industrial city to a tourist friendly area. There are very good short term letting opportunities to be found here. Very interesting information There are plans to create a tunnel link between Morocco and Europe.

5. Fez Fez is the Florence of Morocco! It has superbly elegant and extravagantly decorated houses.  These houses are part of the best preserved medieval medina in the world. Although it is somewhat quieter than other Moroccan hotspots, it is the ideal place to go to get your hands on a traditional home at a bargain price. Rental property prices can be 50% cheaper than rental properties in Marrakech.  Add to this the potential for an increasing demand for properties, which has seen property prices increase by over 20% every six months. Fez was  once the capital of Morocco. After 1912,  when  Rabat was built,  and hailed as the new  capital of Morocco, many of the inhabitants from Fez moved either to Rabat or Casablanca due to the trade opportunities that were presented 100 years ago. As a consequence,  many properties were suddenly empty and quickly became run down. Now there are many property types for sale. In many cases these properties   offer great opportunities for developers wanting to build exotic hotels, or for people who want to carry out a restoration project. Developing and restoration work is time consuming, and can be an expensive process. Before building work starts a building permit or ‘roska’ must be obtained from the local government office.

• There are apartments available for purchase in the old palaces which were once occupied by the rich trading families of Fez.

• Traditional un-renovated Dars (houses of varying size) are available from anything between £6,800 to £40,580.

• The traditional Moroccan house or palace with an interior garden is known as a Riad, and cost anything from £24,000 to £75,000. They are becoming popular properties to buy.

The fact that Riads are so sought after is reflected in their elevated prices, meaning it is often better to opt for Dars which are easier to attain and are therefore cheaper. The city of Fez should be viewed as an ideal location for long term capital appreciation. Those interested in taking advantage of the growing tourist industry should be cheered by the fact that the Moroccan Tourist Ministry have made it easy for foreigners to obtain licenses to operate bed and breakfasts. Whilst other cities have restrictions on such permits, the government’s aims for this area are as follows :

• To  encourage foreign direct investment,
• To bolster the tourism industry
• To renovate the medina in Fez

6. Saida This resort is only three hours by air from the UK, and enjoys a wonderful Mediterranean climate. Currently it is under construction by one of the largest developers in Spain and has a variety of villas, apartments and penthouses for sale. The increase in tourism is likely to create a situation where demand significantly outstrips supply, and at least over the next five years, capital appreciation should be very good. One bedroom apartments in this area are available from £52,600 and appreciation on these properties is expected to be strong. Before you look at particular rental “hotspots”  throughout the world,  there are a number of parameters you have to factor into your thinking before making a rental property investment decision.

How to be attractive

For a town or a city to be attractive for people to live in you have to consider not only how stable employment is, in and around the area,  but also, what career prospects look like for the future,  in relation to the industries in and close to areas of interest.

Career prospects are always linked to what the growth prospects of the industries in these areas look like.

Before the Credit Crunch

Before the credit crunch really hit home, tourism, energy, manufacturing and finance were the driving forces behind many economies.

A year later we find these industries have declined as quickly as snow melting on a sunny day, and now we are finding government programmes with complicated financial structures that are propping up many sectors of many economies.

These measures are holding fragile economies together,  but,  they are not permanent and we have to consider how long governments will be able to sustain these massive financial intervention methods.

How to be in Pole Position

Currently, cities with robust job prospects and stable employment are proving to be most attractive for the real estate rental sector.

It is interesting to observe that the degree of severity during a downturn like this has less impact on employment areas where people have to create new ideas, in other words, where people are paid to think.

Taking this a stage further, consider the professions where people work in the likes of science, engineering, architecture and education.

These types of careers are providing the better job opportunities, and the areas to factor in when looking at where you want to build a rental portfolio.

Now let’s look at America, and the American rental sector

In America there are cities of different sizes which include outlying areas all of which contribute to the overall stability of the “economic bubble” within these city and suburban areas.

Top 10 rental cities in America

Research has shown that at present ( July 2009 ) areas now at the vanguard of the American economic recovery include:

• Huntsville, Alabama  (population about 545,770 as of 2008 census ).
• Albuquerque, New Mexico   (population about 521,999 as of July 2008 census
• Washington, D.C. ( population about  6,549,224 as of 2008 census )
• Charlottesville, Virginia. ( population about  41,228 as of 2008 census )
• Athens, Georgia. ( population about 173,442 as of 2008 census )
• Olympia, Washington . ( population about 45,322 as of 2008 census )
• Madison, Wisconsin ( population about  231,916 as of 2008 census )
• Austin, Tex.  population about  757,688 as of 2009 census )
• Flagstaff, Ariz. population about  127,450 as of 2007 census )
• Raleigh, North Carolina ( population about  392,552 as of 2008 census )

So if you are looking where to buy rental properties in America and you want to know that long term employment prospects will keep your tenants in your rental properties for a long time with stable job prospects, the above areas are certainly worth considering.

Australian rental sector

Sydney and Canberra are well placed in the areas of employment and public sector involvement, making them areas where there is a strong demand for rental properties.

It appears that people are unable, or unwilling to commit to house purchase in these areas due to the very high property prices

Rental Demand continues

Due to the high property prices in Sydney and Canberra, you will find, of the people wishing to live in these attractive areas;  a large proportion are looking at rental properties as being the best way to establish themselves in these areas.

Obviously when demand is strong, rental prices are also strong and more importantly, liable to remain stable.

This scenario is a great “decider” for people who wish to invest in real estate for rental purposes,  and does not only apply to Australia!

The United Kingdom Rental Sector

Before the credit crisis hit the United Kingdom,  lending policies were so slack that everybody and their auntie was taking out a mortgage!

Now these lenders are weeping and wailing ……wishing they had been more prudent in their lending!

It’s too late to look back.

Currently,  many foreign investors are seeing certain areas throughout the United Kingdom as being prime targets for investment properties.

The excesses of the property boom in the UK, when many thousands of people were given mortgages they couldn’t really afford,  has resulted in the country being seen by bargain hunters as a preferred target as re-possessions rise.

Below I have indicated some of the larger populated parts of the UK … please take note here that some of these areas have been severely effected by job losses and therefore unemployment is on the rise ( almost touching 2.5 million for the whole of the UK, as of 12th August 2009 ).

Rental Opportunities

Property investors are aware of the potential value in buying repossessed property,  and see some parts of the UK as ideal “opportunity areas” for purchasing rental property.

The population figures indicate the potential for demand for housing accommodation.

Due to the chronic shortage of good housing stock, rental properties will continue to be in demand.

Help with the rent!

Obviously, employment is an important issue in all these areas,  but Government help in the form of Local Housing Allowances  has resulted in people who are no longer in work,  or in lesser paid jobs, to still to be able to afford their monthly rental payments.

Ability to meet rental payments is an important part of your decidion making process,  no matter what part of the world you are investing in,  when deciding on the location(s) of your real estate purchase.

Areas Investors are looking at…  for bargain properties!

I have noted below areas that are being targeted by investors looking for a bargain

• The Greater Metropolitan area of London ( population 13,000.000 from census in 2007)
• Birmingham ( population  1,006,500 from census in 2006 )
• Liverpool( population  435,500 from census in 2007 )
• Leeds: ( population 761,100 from census in  2007 )
• Newcastle: ( population  189,863 from census in 2001 )
• Bristol: (  population  416,400  from census in 2007)
• Cardif( population 321,000 from census in 2006 )
• Edinburgh ( population  471,650 from census in 2007 )
• Perth( population   43,450 from census in 2001 )
• Stirling( population  41,243  from census in 2001 )
• Glasgow( population   580,690 from census in 2005 )
• Aberdeen( population  202,37 from census in  2007 )

Above is a selection of cities/ areas,  all with potentially strong housing demands and,  as a consequence, potentially strong rental demand.

Many of these areas are well positioned to capitalise on the recovery ( when it happens).

This will mean that employment and career prospects in these areas will certainly look promising, as the entire country begins to experience the “green shoots of recovery” .

This article has only touched on a few areas throughout the world that show potential for Real Estate Rental Property investors who wish to start to build a rental portfolio, or wish to expand their current Rental Portfolio.

This is the  third and final article of the mini series,  and is titled :  Find your Rental Property

Find your Rental Property

The first part of this process is for you to have a desire to start to build a rental portfolio of your own.

You have assessed the costs involved against the potential returns on rental income.

You have estimated  the capital growth prospects of your rental property over the short term, ( 3 years )  medium term ( 6 Years) and long term ( 10 years + ).

Now you are in a position to find a suitable rental property.

Finding Rental Property :  Areas covered in this article include the following :

Repossessions ..  Watch local papers and look for property to let ..  Look for property for sale signs ..   Local Investors Club ..  Other areas to remember ( and Emergency Funds )  .. How to avoid overpaying ..  Check your Costs  vs Income ..  A touch of Realism does nobody any harm!  ..  Repair costs ..  You are ready now

Repossessions

One of the best way to purchase rental properties is to be able to find out about houses or flats that have been repossessed.

When a property has actually been repossessed,  it is so hard to actually know it has been repossessed unless you have your “nose to the ground” and contacts with surveyors,  estate agents or bank personnel.

These sort of people hear first when a property is about to be repossessed.

With a repossessed property you have the chance to put in an offer below value and with an early entry date, as the lender will be keen to get the property sold and off their books.

Watch local papers and look for property to let.

The person who is letting the property may have had it empty for some time,  and may be considering selling.

You have to ask yourself why it is empty,  but it is certainly worth a short phone call! Remember,  “If you don’t ask.. you will not get!”  This type of phone call could open up many areas to explore with the owner.

At the very worst,  he might say “ No” .

Look for property for sale signs and contact the owner.

Don’t go through the agent selling the property.  Just knock on the door and have a chat with the owner.

You could join a local Investors Club.

Most countries have National networks of property investors with links to local groups, which will hopefully be close to you, within the Investors Club Network.

Other areas to remember ( and Emergency Funds )

As part of your rental property purchase process, it would help if you have extra cash left over after you buy to allow you to cover the inevitable “unexpected costs”.

As a general rule of thumb, for each rental property you are buying for your rental portfolio, try to have a at least 1 month’s rent available ( or even more)  as an extra “safety net” for larger costs.

It is always a good idea to have access to emergency funds via a line of credit perhaps secured on your residential home.

You may never need to use it, but it is always better to have it set up, rather than finding that should unexpected high costs occur, you have to rush into expensive borrowing rather than dipping into your accessible line of credit for such circumstances.

How to avoid overpaying

Obviously when you buy a rental property for your rental portfolio, you do not want to overpay.

Depending on how the property market is acting will determine how close to survey value rental property investors are paying for their rental property.

You may find properties are selling below value or close to value,  however,  you may also find demand is so high that prices being paid are 25% or 50% or more over the survey value.

As a purchase price guide, here is a rough calculator to help you arrive at a realistic purchase price :

Try to estimate what the property will be worth after all necessary repairs are made and only offer up to 70% of this “ repaired” purchase price,  less the repair costs.

Please note property markets differ everywhere, and this formula may not work in your area, but it will help in your decision making process.

Check your Costs  vs Income

Whatever system you use to calculate your purchase price, you must ensure that the property rental income covers your out-of-pocket expenses which include mortgage payments, maintenance, insurance and taxes.

A touch of Realism does nobody any harm!

To add a huge dose of realism into your Find your Rental property calculation, you are best to assume 10 months occupancy in every 12.

Repair costs

If the rental property you are considering is in need of repair, don’t guess the repair costs; get a local handyman to give you an estimate for putting the rental property to rights.

( 1 ) Capital appreciation

History shows that property investment has always been a good source of capital growth, and assuming you keep your property for a number of years, you will undoubtedly benefit from property price rises when you come to sell.

Of course, people are busy talking about the current property crash, and the credit crunch.  Yes, both have affected property prices adversely, however, by holding onto your property, you will be able to ride out the current downturn and be in a poison to benefit from the price bounce which invariably happens after such a dramatic dip in property prices.

If you are looking to buy, in times of economic grief like at present (2009) there are great opportunities to buy at low prices. This puts you into a strong position to benefit from any upturn in prices, and possibly provide you with quite rapid capital appreciation.

( 2 ) Rental Income
